The 120 +/- acres will be offered in (3) 40 +/- acre tracts. Each tract contains strategically planted pine trees and some improved pasture land as well. Over 50% of the 120 +/- acres is currently planted and the balance is in improved pasture and roadways. The pines were planted over 20 years ago and were dispersed of 660 pines per acre when planted. The entire property has been improved with fencing. Also located on the property are several barns and two wells. These tracts are ideal for investment, recreational, hunting and/or timber management. 

Real Estate Overview

Tract 1:

Tract 1 consists of 40 +/- acres of timber & improved pasture land. The improvements consist of several barns/shops, fencing and two wells. 

Tract 2:

Tract 2 consists of 40 +/- acres of mostly timber & the small balance in open pasture land. Tract 2 also has 3 ponds that reside within the boundaries. The improvements consist of fencing around the perimeter, but not dividing Tracts 2 and 3. 

Tract 3:

Tract 3 consists of 40 +/- acres of all timber land. The improvements consist of fencing around the perimeter, but not dividing Tracts 2 and 3.

Terms & Conditions

Buyer to pay 10% of the total contract price down day of sale to be held as Earnest Money.  There will be a 4% Buyer’s Premium added to the high bid price to make up the total contract price. Closing within 30 days: Property sells “as is”, where is”, with no contingencies. Bidders and/or Buyer Brokers are responsible for conducting their own inspection of property prior to auction & should rely solely upon their own due diligence & inspection. The auction is scheduled to take place on November 1st, 2018 @ 10:00 AM CST. The auction will take place at the Batesville Community & Aquatics Center (1420 S. 20th  St. , Batesville, AR 72501).
